There are still a large number of one-person inspection companies and that won’t change, just like the individual real estate agent model will likely continue to have a place. The relationship that develops between an agent and a home inspector that is built on trust and mutual respect won’t stop anytime soon. If the seller decides to join your little group and keeps chattering about what a great house he/she is selling, stop and explain to them that you prefer to be alone with your clients as you need their complete attention. I used to say, “I cannot focus on performing a really thorough inspection with distractions and you certainly wouldn’t want me to miss anything, would you? ” This generally did the trick and if it didn’t, I went to plan B. “This inspection is a contractual arrangement between my clients and me and the sharing of information is privileged.” Or, in other words, get lost!

Just as the real estate industry continues to go through consolidations and changes, we likely will continue to see the home inspection industry innovate and mirror many of these changes. These are exciting times to be in the home inspection industry and no matter what happens, developing and maintaining relationships has always been the key to success. These industry changes aren’t without their own set of challenges. Just as we’ve seen the rise of coaching and training groups within the real estate community, focused on helping to grow a team, the same trends are occurring in the inspection industry. As you are probably aware, knob and tube electrical wiring makes insurance companies very nervous.

Telling jokes, complaining about local traffic, sharing your political views, becoming overly familiar, and certainly announcing you just came from the “house from hell” are not wise choices. Your clients are not your friends nor do they want to be. You are there to provide a service to them, no more, no less. Credibility must be carefully nurtured and is fragile at best. If you don’t know the answer to a question, admit it but counter with, “I will find out and let you know.” Then do it! Pay absolute attention to your client’s questions and concerns.

The report noted five "critical" items that needed repair — all things that Paul said were inconsequential. More important to her, the report said her roof was good for at least another decade. I would highly recommend his services when needing a home inspection. I couldn't have been happier with the service I received. Tim was courteous and prompt in getting back to me to set up an appointment at his very first opportunity.

I have a standard disclosure for this,” says Filian. Feldmann explains that he takes this same approach with crawlspaces that are blocked off. “I have gone to crawlspaces and found the access panel screwed in place and I have always just removed the screws, and replaced them when I was done. According to my SOP, I could have disclaimed getting into the crawlspace, however I would have shortchanged my client by not inspecting one of the most important components of the house,” says Feldmann. Working RE also publishes a free monthly email edition designed to help home inspectors reduce their liability and increase business .

Direct most of your explanations to the wife because women usually make the purchasing decision. It’s important that you put the homeowner at ease and always treat them with great respect, even when they act defensively or have the manners of a goat. If they question you about any of your findings, assure them their agent will share a copy of your report with them. If they have any questions let them know they may call you.

Then, they’ll need an annual home maintenance inspection and health and safety inspections, which will be discussed further on. From safety tool coverings to staggered scheduling, the industry trends are shifting to a more health-conscious approach to inspections. In the wake of the coronavirus, many inspectors and contractors have started hiring medical professionals as consultants to keep their business afloat.

As you dig for the report the interaction with the client comes back in bits and pieces. He called upset that his roof was leaking six months after he moved in. You looked up the report, called him back and pointed out where you indicated that the roof showed signs of wear and your recommendation that an expert be called in before the purchase. He said it was okay, “Don’t worry about it.” He seemed calm when you hung up. Furthermore, we are only $25 more expensive than other professional home inspection companies. My three main competitors charge X, Y, and Z.” This last piece of information is the proof.
With respect to, “You stated when we asked you several times that we should not have to replace the roof for at least five or six years.” I don’t remember this conversation but I assume it was taken out of context. Dimensional shingles normally have an estimated economic life of years. The chimney in question was not visible from the ground and it was too steep to walk the roof. At this time, I decided to wait and see what the roofer said. I have been certified by the American Society of Home Inspectors since 1994.
He also responded very quickly to questions we had following the inspection. Report was thorough, well organized and included detailed recommendations.
